Exclusionary Zoning in Rural Maine

I’m normally focused on the impact of anti-density regulations and exclusionary zoning on major metropolitan areas, but it happens in rural areas, too. Here in Maine, for example, the town of Surry is considering a proposal to increase minimum lot size from 1 acre to 3 acres across large swathes of the town.

This is nominally an “anti-sprawl” measure, although it’s difficult to see how sprawl in the normal sense would be impacted one way or the other. The real impact is that the bigger your minimum lot size, the harder it is for low-income families to be able to afford a place to live.
